That combination creates several plausible tenant profiles, but it also creates one of the project’s most important investment questions: how much rental demand will exist at project level, and how much of that demand will actually reach one individual landlord’s unit?

The Old Klang Road corridor already has an active completed-project rental market across different price and unit-size segments. Current August 2026 asking listings include examples from Nest 2, D’Sands, Petalz Residences and Millerz Square.

But those listings do not prove what M Aurora will rent for after completion.

M Aurora is currently expected to complete in September 2030. By then:

Millerz Square represents a newer / more premium Old Klang Road product where asking rents can sit materially higher.
