Mah Sing Launches M Amaya in Batu Maung as Phase 1A Records 92% Take-Up

Mah Sing Launches M Amaya in Batu Maung as Phase 1A Records 92% Take-Up

The launch was held on July 9, 2026, together with the opening of the M Amaya sales gallery. The development is Mah Sing’s second M Series project in Penang following M Zenni, which was introduced in 2025.

M Amaya is located near the gateway to the Penang Second Bridge and is planned on a 4.8-acre freehold site. The project has an estimated gross development value of RM516 million and will comprise 833 serviced apartment units in a 37-storey tower, together with commercial shop lots at the retail podium.

The residential component offers five layout types ranging from 721 sq ft to 1,432 sq ft. Prices were announced as starting from RM480,000 at the time of the launch. Mah Sing said the layouts were designed for a range of household sizes, including working professionals and families.

The 92% take-up figure applies to Phase 1A and was announced by Mah Sing during the launch. The reports reviewed did not provide a detailed breakdown of whether the figure referred to signed sale and purchase agreements, confirmed bookings or another internal sales measurement.

Village Grocer Named Anchor Tenant

Mah Sing also announced that Village Grocer will become the anchor tenant for M Amaya’s retail component.

The supermarket operator is expected to occupy close to 19,000 sq ft of commercial space within the development. A tenancy agreement was signed by representatives of The Food Purveyor Sdn Bhd, which operates Village Grocer, and Mah Sing’s property subsidiaries during the launch event.

The developer said the supermarket is expected to begin operations after M Amaya is completed. The retail component is intended to serve residents of the project and the wider Southbay community in Batu Maung.

The project’s commercial shop lots form part of M Amaya’s mixed-use concept. Apart from the supermarket, the full tenant mix and opening schedule for the remaining retail spaces were not detailed in the reports reviewed.

More Than 40 Facilities Planned

M Amaya is planned with more than 40 lifestyle facilities. Announced facilities include an infinity swimming pool, a pickleball court, a yoga room and a women’s gym, alongside other recreational and community spaces.

Mah Sing said the development is designed to pursue GreenRE Gold certification upon completion. The company previously adopted a similar sustainability target for M Zenni, its first M Series development in Penang.

The final certification will depend on the project meeting the relevant requirements and assessment process. The reports reviewed described GreenRE Gold as a completion target rather than a certification already obtained.

Launch Event Includes Batu Maung Roundabout Upgrade

The M Amaya launch was attended by Penang Deputy Chief Minister I Datuk Dr Mohamad Abdul Hamid, Mah Sing founder and group managing director Tan Sri Leong Hoy Kum, Mah Sing group chief executive officer and executive director Datuk Voon Tin Yow, and other company and local representatives.

The event also included the official opening of an upgraded roundabout in Batu Maung. The improvement works were carried out in connection with the development and were presented as part of the surrounding area’s infrastructure and landscape enhancement.

Mah Sing said its presence in Penang dates back to 2007. Its earlier developments in the state include the Southbay township in Batu Maung and Ferringhi Residence in Batu Ferringhi.

M Amaya forms part of the existing Southbay development area, while M Zenni marked the introduction of Mah Sing’s M Series branding in Penang. The company said M Zenni had only limited units remaining at the time of the M Amaya launch.

Mah Sing Reports RM978 Million in Property Sales

During the launch, Mah Sing also provided an update on its wider property business. The group said it had recorded RM978 million in property sales during the first five months of 2026, against a full-year sales target of RM2.76 billion.

The company attributed a significant portion of its sales performance to projects under the M Series. Mah Sing has positioned the series around residential products in urban and suburban locations, with projects across the Klang Valley, Penang and Johor.

The group said it would continue to consider land acquisitions for residential and industrial developments in Penang, the Klang Valley and Johor, subject to its investment and development criteria.

Penang Development Context

Mah Sing linked the launch of M Amaya to continuing economic and infrastructure activity in Penang. Projects cited during the event included the development of Silicon Island, the expansion of Penang International Airport and the planned Mutiara LRT Line.

These infrastructure projects are separate from M Amaya and remain subject to their respective implementation schedules and approvals.

M Amaya’s immediate project information centres on its freehold site, 833 serviced apartments, retail podium, announced layout range, launch pricing and planned facilities. Village Grocer’s appointment adds a confirmed anchor tenant to the commercial component, while the Phase 1A take-up rate remains a figure reported by the developer.

Mah Sing has not announced all operational details for the retail podium, including the complete tenant list and opening dates. Further project information, including construction progress and final completion arrangements, is expected to be released as the development advances.
