Acquisition & Redevelopment Background
Mah Sing Acquires Corus Hotel KLCC Site for RM260 Million
What the RM1.28 billion redevelopment plan tells us about the site — and what it does not
Mah Sing’s acquisition of the former Corus Hotel site is the transaction that created the current Mah Sing KLCC redevelopment opportunity. The 1.485-acre freehold parcel along Jalan Ampang was acquired for RM260 million and has been identified by Mah Sing as a future premium high-rise residential / serviced-apartment development with an estimated GDV of RM1.28 billion.
This article focuses on the land deal, redevelopment background and launch timeline. For current project-level analysis — including price positioning, location, buyer fit, investment considerations and future floor-plan updates — read the Mah Sing KLCC Review.

Deal Timeline
How the Corus Hotel site moved from acquisition to redevelopment pipeline
Mah Sing announced the proposed RM260 million acquisition in August 2025. The transaction covered the 1.485-acre freehold Corus Hotel parcel along Jalan Ampang, within the KLCC precinct.
On 2 March 2026, Mah Sing announced completion of the acquisition through Suria Lagenda Development Sdn Bhd. That completion is important because it moved the site beyond a proposed land transaction and into Mah Sing’s active development pipeline.
Mah Sing’s 2025 Integrated Report subsequently identified the site as an upcoming premium high-rise residential / serviced-apartment development with an estimated RM1.28 billion GDV. The report had earlier targeted Q3 2026 for launch / registration, while later 2026 public guidance pointed toward Q4 2026. Launch timing should therefore be treated as a moving project milestone rather than a guaranteed date.
Why The Transaction Matters
Mah Sing bought more than a hotel site — it bought a scarce KLCC redevelopment parcel
The significance of the transaction is primarily the land. A freehold parcel of this scale along Jalan Ampang, close to the Petronas Twin Towers, sits in a mature environment where rail, offices, hotels, retail, dining and KLCC Park already exist.
That helps explain why Mah Sing has positioned the site as part of its move into a more premium residential segment. The location gives the future project immediate address recognition, but the land transaction alone does not tell buyers whether the eventual product will offer good value.
Layouts, density, lifts, maintenance cost, specifications, parking and actual launch pricing still need to be assessed separately.
RM1.28 Billion GDV
What the redevelopment scale tells us — and what it does not
An estimated GDV of RM1.28 billion indicates that Mah Sing is planning a substantial premium redevelopment rather than a small boutique project. It also suggests that the group expects to extract significant residential value from a relatively compact KLCC site.
However, GDV should not be read as a proxy for buyer value. It does not reveal the approved unit count, units per floor, lift ratio, built-up sizes, final PSF, maintenance fee or finishing standard. Those variables will determine whether the eventual product feels genuinely premium or simply carries a premium address.
